Majerle has seen communities, new and aging, that continue to flounder. Without a plan, without procedures, without financial objectives, each new board spends a year or so undoing what was done by previous boards and reinventing the wheel. In the end, nothing gets done. That’s why we are here.

Things change. Board change bringing new priorities and objectives. Economic conditions change. Laws change. At Majerle, we’re ready to evolve. What’s important is that the board and management communicate and develop a plan that entails processes, procedures, and policies that lead us to the current set of objectives. We like the adage, “If you don’t know where you’re going, you won’t know when you get there.” This is about setting clear and measurable goals (financial) and objectives (non-monetary). Is 5% delinquency a good number? Maybe so if you started at 20%, but not so much if you started at 2%. Is $1 million in reserve good? That depends and what you SHOULD have in reserve to meet future cash needs. Never… repeat, never have we assumed management of a new community where objectives were clearly defined.

In the process of developing your Fresh Start, we will look at where you are today and where you want to be in a year, three years and five years. But, wishing won’t make it so. Reaching these goals and objectives will require realistic budgeting, controlling expenses, setting member expectations transparency so your members buy into the plan.

Since 1987, Majerle has provided superior rental management services to landlords throughout Central Maryland. Our managers visit each property annually providing photo reports to owners.

Majerle is not a warehouse operation. Warehouses are for those who think the same service level comes at any price, including the cheapest. But, astute investors shop more than price–they seek value. You might wonder what can a rental management company do besides keep the property rented and collect the rent. Glad you asked!

Majerle has a staff that includes Client Services (trained to assist tenants, but also to triage maintenance needs so we don’t send the wrong contractor for the job), Property Managers (who cater to the needs of our client landlords), Leasing/Sales Agents (who market your property whether for sale or rent and protect your interest in the transaction), Accounting (to produce monthly financial reports, pay the bills, disburse your funds and ensure all that can be done to collect rent is being done) and Executives (local, actively engaged company owners to care about the future of the company and our clients).

We also own a full-service maintenance company, Market Ready, Inc., to help expedite vacancy turnovers and to handle all jobs, big and small. Sure, we want your renovation job and your insurance job, but we know you also have to comply with that pesky violation notice to fix a window screen. Market Ready is your single source for property maintenance. And, as an added benefit, our Market Ready maintenance staff perform property inspections and answer after-hours emergency calls. They know what they are looking at and they know how to ask the right questions to determine how urgent an emergency really is. They’re NOT some $8/hour, overseas answering service. They are a genuine resource.
